Property Management Software Solutions
The Free, The Cheap & The Steep

Come out and join us the first Thursday of the month (not of the date change from the second Thursday of the month) for an educational and entertaining evening with your guest speakers Property Manager Debbie Greelish, and property manager Brian Lucier of Belaire Property Management LLC.

In this presentation we will look at three different property management software solutions. First we will explore all that Google Drive has to offer in the way of spreadsheets, documents and record keeping to keep your rental property running in the green with custom created documents to maximize the efficiency in running your business.

Then Debbie will peel back the layers of Buildium, our fist professional off-the-shelf software solution for the night. Debbie will walk through the work flow from listing your property, to screening residents, to the move in process and month-to-month tasks within this software package.

Brian will then take you on a virtual tour of all the AppFolio has to offer to manage your rental property business. We will look at the many features available in this package and follow the flow from listing to lease up and much, much more.

Finally we will summarize the solutions presented in our presentation and give our best recommendation as to if and when you may want to consider crossing over from the free tools to a complete property management software solution to optimize the scaleability of your rental operations.

State Sanitary Code Compliance for
Landlords and Multi-Unit Dwellings

In December 2017 the Chapter II of the new State Sanitary Code was scheduled to become law, but as of this date, still has not passed and become law in Massachusetts. Several Board of Health Inspectors across the state anticipate these new requirements, but few have an actionable plan as to how these new laws will be enforced or implemented.

Do you know how these new code regulations will effect your business as a Massachusetts Landlord? Come and join us in June to find out about these new changes, what you can do to be in compliance, and other sanitary code laws that will have an impact on your properties and your bottom line.

Please email your questions in advance to info@belaire.co with "State Sanitary Code" as your subject line where Brian Lucier, NWCLA President, will be your moderator for the evening. Please try not to use actual buildings or open citations for your questions. All questions should be prefaced as"hypothetical scenarios", or your questions may be disqualified.

We are sure each landlord in attendance will learn something they can take away to enhance and improve their rental business operation this year. See you there.

Lead Paint, Asbestos, & Mold - Oh My!!

Our guest speaker for October 10th is Mickie Lemay of M. Lemay Lead Paint Consulting mlemayleadpaintconsultingma.com and Mary Lee Valenti of Water Fire Mold Restoration Services www.wfmrs.com.

Lead paint in your home or business is nothing to ignore, and lead poisoning can be a very serious health condition that affects your ability to do everything in your everyday life you do now. So be sure to take the time to have a lead paint consult eliminate those problems before they become hazardous to your health.

Some common areas to find mold are: bathrooms, closets, attics and kitchens. In addition to remediation of mold, Water Fire Mold Restoration Services offers prevention of mold growth. Using a machine to put a microscopic layer on surfaces to prevent mold from returning or from growing in the first place.

Many people are sensitive to mold and some will experience health complications due to mold. The Centers for Disease Control and Prevention reported there is always some mold everywhere – in the air and on many surfaces. Molds have been on the Earth for millions of years. Mold grows where there is moisture.

M. Lemay Lead Paint Consulting was started with a determination to be sure that lead paint wouldn’t be a health hazard for as many homeowners in the Worcester County MA area. We know that a lot of our houses have history in our county, but that doesn’t mean we have to live with lead paint and the hazards that come along with it. So we decided to help out, one building at a time.

Come out and join us for an open forum discussion and presentation to find out more about these issues that can effect older rental properties as we discuss steps, strategies, some of the challenges we face as property owners to bring these rentals up to healthy living standards for our residents and families.
