Hazardous Weather and the Tools to Stay Informed

February 2021 Special Guest Speakers is Dr. Alicia Wasula, President of
Shade Tree Meteorology, LLC.

The Shade Tree Meteorology team provides a range of custom services, tailored to the unique needs of each client. Professional meteorologists with extensive experience issuing forecasts and radar-based severe weather warnings translates into exceptional skill at reconstructing weather events as a weather expert witness. Clear, non-technical (but scientifically sound) explanations of the what, where, when and why in thunderstorm events, flooding events, and winter storm events have proven extremely useful to clients in pretrial and courtroom testimony. Cases have involved, among others, camper deaths in flash flooding, slips & falls, electrocution, roof collapse, and building flooding.

The presentation will be about tools, web sites, and alerts that you can automate to notify your residents in your rental properties in case of a weather emergency.

Worcester Housing Court: Notice to Quit Attestation Form
and Submission Information

The COVID landscape contiues to shift for landlords and property owners. Join us online in our monthly zoom meeting with Court Magistrate Nick Moudios to walk us through the new steps required to file a 14-Day Notice for non-payment of rent in Massachusetts.

All landlords must give tenants an attestation form and submit a copy of any Notice to Quit for nonpayment of rent given to a residential tenant during the COVID-19 State of Emergency to the Executive Office of Housing and Economic Development. This is required by 400 CMR 6.00 / Section 1 of Chapter 257 of the Acts of 2020.

Required Attestation Form to Accompany a Notice to Quit
Landlords Must Provide Attestation Form With Notice to Quit: During the COVID-19 state of emergency, landlords that issue a notice to quit for nonpayment of rent to a residential tenant, must also give the tenant, with the notice to quit, a completed form attesting (swearing) to certain facts. This is required by law - see Chapter 257 of the Acts of 2020.

Join us from the comfort of your home for our monthly online Zoom meeting, this month we will hear from the Central Massachusetts Housing Alliance (CMHA) to receive training on Residential Assistance for Families in Transition (RAFT). Learn about the services CMHA provides, how to apply and what you need in order to get the rent paid.

Recognizing the dignity of all, CMHA leads a collaborative response to homelessness that fosters long-term housing stability through prevention, quality services, education and advocacy.

NWCLA Christmas Social. Come one, come all, log on, and have a ball!

COVID Christmas Party. Virtual BINGO, Spin the Wheel, and guest presenter Ron LeShane on NEW NWCLA Membership site features.

COVID has been the Grinch this holiday season, but we are still celebrating and moving forward with the Christmas Party as planned, but things are going to be a little different this year.

We will not be able to gather per the usual to sing songs, feast together, and bring toy and food donations to win raffle prizes, but we have something special in mind to spread the holiday cheer this year.

We will be hosting a virtual COVID Christmas Party which is sure to stuff your stockings with a great time. There will be BINGO prizes, Spin the Wheel for Gift Cards, and to keep the gifts coming, our own Ron Leshane will be visiting us on three presentations to walk us through the past, present, and future of the NWCLA membership web site.


This is also the meeting where we find out who has won the Golden Ticket Award Contest for $100, the Annual NWCLA Membership Drive for one-year free basic NWCLA membership, and so much more. Come out for our sing-a-long, tons of raffles, lots of great food, and PLENTY of holiday cheer.
