This coming Thursday is our kick off meeting for the new year. Come out and join us to learn about the programs and support being offered by New Vue Communities in the important work in the areas of homeownership, housing development and small business counseling.

Also this month the Worcester County Sheriff's Department will be presenting on the important procedures, dates and details you need to know while starting the legal process in your journey toward housing court.

We are sure each landlord in attendance will learn something they can take away to enhance and improve their rental business operation this year. Hope to see you there.

Tax Reform Changes with
Steven A. Thebodo, CPA

The rules of the tax deduction game have changed. If you do not know what the new rules will allow, and what they will not; you may find yourself at the end of the year with a tax burden you did not see coming and you may not be prepared for. Know the new rules can also have you take advantage of the new ways to play the game.

Come out and join us for Steven's presentation on the new tax code and how it is going to affect investment property owners going forward. There is going to be a lot of valuable information for property owners that you absolutely do not want to miss.

Steven A. Thebodo, CPA has been with the O'Connor Maloney Certified Public Accounts firm since 2001. He provides clients with tax advice and preparation services, financial statement preparation, accounting, auditing and consulting services. He graduated from Assumption College in 2000 with a Bachelor's Degree in accounting. Steve is past president of the Worcester Young Businessman's Association and Spencer Exchange Club. He is the assistant treasurer of Girl's, Inc. of Worcester and a member of the East Brookfield planning board. Steve was named to Worcester Business Journal's 40 Under Forty in 2013.

In December 2017 the Chapter II of the new State Sanitary Code was scheduled to become law, but as of this date, still has not passed and become law in Massachusetts. Several Board of Health Inspectors across the state anticipate these new requirements, but few have an actionable plan as to how these new laws will be enforced or implemented. Do you know how these new code regulations will effect your business as a Massachusetts Landlord?

Back to School Kick off: A Tale of Two Renovations


Come out and discover the in's and out's from two case studies that will walk landlords through the journey of whether or not it makes sense to undertake the task of a renovation project at one of your rental properties. These real life case studies will be presented by Katie Young, NWCLA Board Member and Partner in J and K Apartments, a seasoned landlord with her own unique way of managing her properties and collecting rents; and Brian Lucier of Belaire Property Management LLC.

Katie will walk you through the story of completing an apartment building overhaul project along with all of the "hidden surprises" she encountered along the way from different unknown factors spanning from city hall to the local fire department. Katie will provide a glimpse to find out now what you didn't know about "what you don't know" when deciding whether or not to tackle a renovation. See her before and after photos and experience the story along the way as she tells her tale.

Brian's presentation will take you through a case study on the return on your investment, and if it makes sense for you to pull the trigger on your on renovation project journey. Do the numbers make sense? Can the market support what you want to do, and will the rents bring you whole at the end of the story? Or, is all of this just a fairy tale that you can make money by rehabbing the project?

October is Fire Prevention Month!
Fire Code Updates for Multi-Family Buildings

On Thursday October 11, 2018 we have a presentation that you absolutely do not want to miss! With the fall season upon us and heating season right around the corner, this meeting is a great primer to review fire code and safety regulations which affect all of our rental properties and multi-unit dwellings.

Some of the topics we know about are the 10-Year battery sealed smoke detectors. Another topic is fall safety/fire code window release gates that the final decision is still pending through State Sanitary Code. Join us for our open forum and Q&A during the meeting.

Building Code for Rental Property Ownwers

Northern Worcester County Landlord Association proudly presents
a night of building code and regulations for Multi-Family Buildings

Presented by Peter Niall of the Leominster Building Department

Join us on November 8th at Montachusett Regional Vocational Technical School in Fitchburg MA. Come out and join us for an open forum to discuss code regulations and compliance issues that are affecting all Massachusetts Landlords.

Learn more about what has changed in the code books, what is about to change, and when all this will affect you as a rental property owner. Our members are encouraged to ask questions in our Q & A session during the presentation to make the evening even more beneficial for our NWCLA members and landlords.

This month is also: "New Member November"

This is a special night we are hosting where we invite our members to introduce other landlords and property owners they know to come out and try out a meeting for free. For that one night in November, we will waive the guest fee, but you must be a guest of a member in good standing to participate.

NWCLA Christmas Social. Come one, come all, have a ball!

This is our Annual Toys for Tots Drive and Food Pantry Drive where every year we make a food donation to a local food pantry. We also fund a Toy Drive to donate to the Massachusetts State Police Toys for Tots Charity Drive. What a great way to celebrate the Christmas Holiday Season by sharing our blessings with others!

This is also the meeting where we find out who has won the Golden Ticket Award Contest for $100, the Annual NWCLA Membership Drive for one-year free basic NWCLA membership, and so much more. Come out for our sing-a-long, tons of raffles, lots of great food, and PLENTY of holiday cheer.
